Thunder Mountain Ranch is located 1.5 miles south of Lava on Dempsey Creek Rd. It has great access to BLM and riding trials. Lots of people will 4 wheel to Baldy Mountain that is about a 5 Mile trail & then you can access Pine Haven & Dempsey Creek that leads to the BLM area. There is also a lot of Snowmobiling that goes on back there. You can also get to Caribou county and go on the flats over to Grace.
Building on these lots is not necessary. You can use it to camp with a tent, park a camper, or build a cabin. You can put in a septic & drill a well if you would like as well to hook your campers up to when you are there. A lot of people do this. Power is not to many of these lots, but if it is there, you can also have a meter installed to plug your camper into it. People will bring their campers up around May and then leave them all summer until September. You will not want to leave them all winter unless you build a pavilion cover for the snow load. The roads are not winter maintained , so unless you want to snowmobile, snow shoe or have a CAT, then you will not be able access the lot when the snow starts to fall. Thunder Mountain Ranch is a gated subdivision with gate code you enter when you want to get into the area. This is nice so you do not have a lot of traffic coming up, or people trying to camp on your lot when you are not up there to use it. There is a $75.00 yearly association fee for road maintenance in the Spring to get the roads re-graded and graveled from the winter and run off.
Directions to this subdivision: Follow Main St to the West and turn Left, (South) on 4th West, 4th West becomes Dempsey Creek. Follow it out until the road comes to a 90 degree turn. Just go straight. There will be a White and Green sign that says TMLOA, for Thunder Mountain Land Owners Association. This is the entrance to Thunder Mountain. It is also a Drive way to a residence just before the subdivision.
