Lava Ranch is located about 1-2 miles South of Lava Hot Springs town site off of Dempsey Creek Road. Each lot is about 5 acres. You have to own land in the subdivision in order to have a key. There is a $250.00 association fee. It is for road maintenance. The roads are not winter maintained, so by regular vehicle (4 wheel recommended) it is accessible from Mid May to End of October. Many owners use Snowmobiles, Cats or Mules with tracks to get to their lots in the winter. In the Spring, they roads will be graded and graveled. The majority of the lots are heavily wooded with Pines and Aspens. There is lots of wildlife, Deer, Elk, Turkeys, and Bobcats (they don’t bother you, but there are sightings). Each lot will need or has its own well. The depth depends on the location of the lot. We can research that when a lot is narrowed down, but average is about 200 feet. Some lots have springs and many owners use holding tanks as well. The Pavilion has a water station to fill campers and Holding tanks. Each lot will need or has a septic system. Depending on the location, the lots may or may not have power. Rocky Mountain Power has been putting in power the last couple of years, so more and more lots will have power in the road to connect to. ATV’s are acceptable on the roads. There is a few common area locations, but most of the area is private ground. To access public ground to 4-wheel or snow mobile, you can go across to Thunder Mountain Ranch or Dempsey Creek, which is a few miles away. You do not have to build on these lots, you can camp, park and RV or build. The CCR’s say you must build 100 feet away from the property line so that it feels more like a forest, rather than a subdivision. Directions to this subdivision: Head West on Main St. and turn left (south) on 4th West, 4th West becomes Dempsey Creek Rd. Follow until the Golf Cours T intersection. Turn left (south) and that is still Dempsy Creek rd. If you go straigh, it becomes Merrick Rd. Follow until you see Smith Canyon Rd on your Right, turn up Smith Canyon to Lava Ranch.
